Terms of Service

1. Acceptance of terms

By creating an account or using RentOS Pro (“Service”), you (“User”, “Landlord”, or “Tenant”) agree to these Terms.

2. The service

RentOS Pro provides software tools for residential rent collection, tenant portals, accounting, and reporting. Payment processing is handled by Stripe, Inc. RentOS Pro is software, not a money transmitter, and does not hold rent funds at any time.

3. Funds and payment processing

All payments flow tenant → Stripe → landlord’s connected Stripe account. RentOS Pro never has custody of payment funds. Stripe’s standard fees apply at settlement; see Pricing for details.

4. Landlord obligations

Landlords are responsible for:

  • Compliance with all applicable federal, state, and local laws including, without limitation, fair-housing, security-deposit, late-fee, and disclosure rules.
  • Accurate setup of properties, units, leases, and rent amounts in the Service.
  • Maintaining valid Stripe Connect onboarding and a connected bank account.
  • Providing tenants with all legally required notices in their jurisdiction.

5. Tenant rights

Tenants may pay rent, view their ledger, and download receipts at any time. Bank-transfer payments are always offered at $0 to the tenant. Card payments may include a processing fee disclosed before confirming.

6. Fees

RentOS Pro charges per the published Pricing page. Subscription fees are billed monthly in arrears. Stripe transaction fees are deducted from settlement and are not collected by RentOS Pro.

7. Refunds and disputes

Refunds of rent payments must be initiated by the landlord through the Service or through Stripe. RentOS Pro does not refund rent on a tenant’s behalf. RentOS Pro subscription fees are non-refundable except as required by law.

8. Account termination

You may close your account at any time. We may suspend or terminate accounts for violations of these terms or upon Stripe’s direction.

9. Limitation of liability

RentOS Pro is provided “as is.” To the maximum extent permitted by law, RentOS Pro’s liability is limited to the subscription fees paid in the 12 months preceding the claim. We are not liable for losses caused by Stripe outages, banking-system failures, or third-party services.

10. Not legal advice

RentOS Pro provides software tools and payment workflows, not legal advice. Late-fee caps and state-specific disclosures shown in the app are scaffolding for landlord convenience and may not reflect the latest case law. Verify with counsel.

11. Changes to these terms

We may update these Terms; material changes will be announced in-product 30 days before taking effect.
